Built for This Community

Downriver makers
build things.

This is the heart of Michigan's manufacturing corridor. People here fix their own cars, build their own furniture, weld, sew, and create. They just don't have a place to do it.

The problem: Professional tools cost thousands. Garage space is limited. Renting time at a commercial shop is expensive and inconvenient.
The solution: A small group of founding members operates a shared professional space — and everyone gets access to equipment they could never afford individually.
What's Inside

Six areas. One membership.

Every tool available to every member. No per-use fees. No scheduling headaches for most equipment. Just show up and work.

🪵

Wood Shop

Table saw, bandsaw, jointer, planer, router table, dust collection. Build furniture, cabinetry, decor, and anything wood.

⚙️

Metal Shop

MIG/TIG welder, plasma cutter, grinders, chop saw, drill press. Fabricate, repair, and create in steel, aluminum, and more.

How It Works

Members decide.
Members run it.

This isn't a commercial gym with hidden fees. Members collectively decide what gets purchased, how the space is governed, and how dues are set.

For Members With Tools

Loan your tools, lower your dues

Bring in your table saw, welder, or sewing machine — and get a dues credit for it. Your equipment helps everyone, and your monthly bill reflects that. Tools stay yours; a simple loan agreement protects your ownership.

For Members Without Tools

Show up and start building

No equipment required to join. Your membership covers full access to everything in the space. Learn new skills, borrow the community's tools, and contribute in other ways — maintenance, orientation training, event organizing.

24/7 Keypad Access

Work on your schedule

No desk staff. No booking required for most equipment. Smart lock entry with individual access codes. Show up at 6am or 11pm — the space is available whenever you need it.

Member-Run

You vote on what happens

Equipment purchases, space rules, new membership slots — all decided by member vote. Costs are posted transparently every month. This is a community asset, not a landlord's investment.

Membership Pricing

What you can expect to pay.

Final dues depend on the space we sign and how many founding members we confirm. More members = lower dues for everyone.

Full Access — All Areas

$100–175/mo

Set once we confirm 15 founding members and a lease location.

  • 24/7 keypad access to all six workshop areas
  • Full use of communal tools and equipment
  • Dedicated project storage (locker or project bay)
  • No per-use fees on standard equipment
  • Voting rights on equipment and space decisions
  • Option to loan tools for a monthly dues credit
  • Month-to-month — no long-term contract
🔑 Founding member rates are locked in. Your rate won't increase without a member vote. If dues drop as we grow, you benefit first.
15

Founding Members Required to Open

We won't sign a lease until 15 members have committed. That means dues cover fixed costs from day one — no gambling on future growth. When we hit 15, we find a space. Simple as that.

Questions

Frequently asked.

Is this actually happening, or is it just an idea?
It's real — but it's conditional. We need 15 founding members before we sign a lease. If enough Downriver makers raise their hand, we move fast. If we don't hit 15 within a reasonable timeframe, we reassess the model before committing to a space.
Where will it be located?
We're looking at industrial and commercial spaces in the Flat Rock, Woodhaven, and Brownstown corridor — somewhere central to the Downriver communities we serve. Waitlist members will have input on the finalist locations before we sign anything.
What does "founding member" actually mean?
Founding members lock in their dues rate. That rate can only change with a member vote. You also get priority on project storage allocation, input on what equipment gets bought first, and a vote in how the space is governed from day one. You're not just a customer — you're a member with a real say in how the space runs.
Do I have to sign a long-term contract?
No. Membership is month-to-month. We ask for 30 days notice before canceling so the group can plan for budget changes. There's no enrollment fee or cancellation penalty.
What if I loan my tools and want them back?
Your tools stay yours. A simple loan agreement documents what you've contributed and protects your ownership rights. You can reclaim your tools with 30 days notice. While on premises, loaned tools are covered under the space's commercial insurance policy.
What about safety? Some of this equipment is dangerous.
Certain tools (table saw, welder, plasma cutter, auto lift) require a one-time orientation sign-off before unsupervised use. Orientations are conducted by experienced members. Safety gear is provided in every area. Using restricted equipment without clearance results in a membership review.
Can I bring my kids?
Members 18+ have unrestricted access. Younger members (16–17) may be permitted with a parent or guardian present and appropriate waivers — this will be established by member vote once we have a founding group. Children are not permitted in tool-active areas without adult supervision per our safety policy.
What happens if we never hit 15 members?
You're not on the hook for anything — the waitlist has zero financial commitment. If we can't confirm 15 members, we don't open. We'll notify everyone on the list and may relaunch with a scaled-down model (fewer areas, smaller space, lower dues threshold).
